Main + Elm has a proven track record of connecting community and government leaders to the resources needed to respectfully and incrementally evolve their neighborhoods. CURRENT + RECENTLY COMPLETED PROJECTS

East End Homeownership Project

In 2019, East Liberty Development, Inc. (ELDI) successfully closed on New Market Tax Credit (NMTC) financing for the East End Homeownership Project and welcomed Jonathan Huck to lead the initiative. Jonathan was entrusted with a $7 million budget to revitalize and construct 26 homes across three East End neighborhoods. The current status of the NMTC project is summarized below:

  • Home Sales: Of the 26 homes, an impressive 25 have already been sold. This includes eleven homes designated as affordable, six as middle-income housing, and eight as market-rate residences.
  • Minority Representation: Notably, 13 of the 25 homes sold were purchased by individuals from minority communities across various income brackets.
  • Final Home – 121 Shetland Street: Forthcoming renovation project in Larimer, the standalone home features 3BR/2.5BA  with 2,242 SF of living space. Main + Elm performs double-duty, also acting as the general contractor for the renovation. This residence is purposefully designed for a middle-income owner-occupant, ensuring accessibility to those under 120% of the area’s median income.

356 (sold) & 446 Enright Court

Financed by Neighborhood Community Development Fund and the Urban Redevelopment Authority of Pittsburgh, this project involves the renovations of two units in Enright Court – 356 Enright Ct, a 3BR/1BA townhome with 1,064 SF of living space, and 446 Enright Ct, a 2BR/1.5BA townhome with 1,015 SF of living space. The units are designated for affordable owner-occupants, targeting those under 80% of the Area Median Income.

5634 & 5636 Rural Street

This project consists of two units — 5634 Rural Street, a 3BR/1BA townhome with 1,060 SF of living space, and 5636 Rural Street, a 2BR/1BA townhome with 1,064 SF of living space. Renovations were completed by Shape Development Group. The units will be sold to affordable owner-occupants, targeting individuals under 80% of the area’s median income (AMI) for 5634 Rural Street and under 50% AMI for 5636 Rural Street.

Mayflower Street FHLB Project

Main + Elm and ELDI are set to embark on a significant community revitalization project on Mayflower Street. This initiative, funded by the Federal Home Loan Bank’s Affordable Homeownership Program,  involves the renovation of four units located at 157 Mayflower Street, 163 Mayflower Street, 177 Mayflower Street, and 228 Mayflower Street. All four units will be available for sale to affordable owner-occupants, ensuring accessibility to individuals under 80% of the Area Median Income. This endeavor is fully aligned with the 2010 Larimer Vision Plan, emphasizing our dedication to community-driven development and the creation of affordable housing options.

Multi-neighborhood OwnPGH Project

Main + Elm is partnering with Rising Tide Partners to develop a 7-unit, $2.4 million scattered-site homeownership project across four Pittsburgh neighborhoods: East Hills, Garfield, Hazelwood, and the Northside. Nearly all of the homes will undergo full gut renovations and be sold to buyers earning up to 80% of the Area Median Income (AMI), thanks to funding from the Urban Redevelopment Authority (URA) and Dollar Bank. The project offers a diverse mix of homes, ranging from a cozy 840 SF 2-bedroom, 1-bath unit to a spacious 1,900 SF 4-bedroom, 1.5-bath residence—each renovated to high-quality standards with long-term durability and affordability in mind.

Auburn Street & Meadow Street

Main + Elm, with ELDI, is renovating one single-family unit and building another new home on Auburn Street, plus building two new ones on Meadow Street in Pittsburgh’s Larimer neighborhood. These homes are also reserved for low-income households at or below 80% AMI. Module Design Inc. is handling the new construction designs, while a contractor is being sought for the Auburn Street renovation.
